The process involves applying a layer of hot liquid asphalt, followed by a layer of uniformly sized aggregate chips. These chips are then compacted into the asphalt, creating a textured, skid-resistant surface that withstands heavy traffic and harsh weather conditions.
Chip seal, also referred to as “Tar & Chip” paving, is an incredibly economical method of pavement resurfacing. Chip seal can be applied over existing bases including asphalt, gravel, and concrete. It is commonly used on public and private roads, parking lots, and driveways throughout North America.
Life Expectancy & Durability
Chip seal life expectancy varies, like all other paving methods, based on quantity of traffic, size and frequency of large vehicle loads, the base it is built on, and water drainage.
Roads and Parking lots expect a 7-12 year lifespan
Residential Driveways expect a 10-15 year lifespan

Yes—chip seal uses fewer raw materials and less energy than traditional asphalt, making it a more sustainable pavingoption. It also helps reduce dust and runoff, protecting nearby soil and water.
Add On: Fog Seal
After the hot asphalt has set and stone is compacted in by some everyday use, Ace Asphalt Chip Seal can come back and apply a Fog Seal. The surface is swept, removing excess stone. An asphalt emulsion, Fog Seal, is sprayed over the pavement.
Because the crews must come back for a fog seal application we often only quote when requested to save customers time and money.
Fog sealing helps keep loose stone down on higher speed applications, removes loose stone, or gives a black look that some people request or expect from their driveway. Fog Seals will naturally fade back to the natural stone color if not applied every couple years similar to seal coating asphalt. Additional applications are almost completely cosmetic.
